YouTube for Real Estate Professionals

Did you know that approximately 84.6 % of internet users in the U.S, viewed online video in December 2010[1]? If you don’t have any videos posted online, that’s an enormous audience you’re missing out on. Long gone are the days where a website was a luxury. Now, it’s an absolute necessity. To get your website and your listings noticed, online video can give you the boost you need.

According to comScore, Google Sites, driven primarily by video viewing at YouTube.com, ranked as the top online video content property in December 2010 with 144.8 million unique viewers. Google Sites also had the highest number of viewing sessions with 1.9 billion, and the highest average time spent per viewer at 274 minutes, or 4.6 hours. Thanks to universal search, video is quickly becoming one of the most effective search engine optimization (SEO) strategies. As more sites like Yahoo and Google are recognizing video as premier content, including a video on your website will help push your property listings up higher in search results, meaning more potential clients will click through to visit your site and learn about your services.

According to Steven Beam, a Realtor® in Parker, Colorado, he posted a home for sale and sold it in 8 days thanks to the power of video! By creating and posting this video, Mr. Beam was able to expose this listing to thousands of buyers looking on the web. Another advantage with his online video? He said it produced only serious buyers to come take a look as the video weeded out those who didn’t care for the property.

Now that we’ve sold you on the benefit of online video to brand yourself as well as market your listings, here are a few tips to get you started:

  • Don’t give it all away. Share all of the amazing features but don’t elaborate too much on them. This video should give a glimpse of the house and if a buyer is interested he/she will set up an appointment.
  • Do a test run first. You don’t want any hiccups during your filming, so go through the script and walk through the house to see what will be the best lighting or placement to highlight the property’s best features.

Research free online tools you can use to help edit your video. It doesn’t need to be fancy, but some cutting of footage may need to be done. Music is also a nice touch!
